Direct booking can be done right here on our website. Save on booking fees by cutting out the middle man. Your rental agreement will be signed directly with us. Read more about the perks of direct booking >
Airbnb has a user-friendly website and app. They add ~14% in fees on top of our nightly rate.
VRBO guest fees can sometimes be a few dollars less than Airbnb, but their app is clunky and harder to navigate. They add 8% in fees on top of our nightly rate.

We don’t like the platform fees from the big booking sites, and prefer the boutique experience of working directly with our guests. That’s why we offer direct booking for all properties. It depends on the property. In most cases, we open the calendar 9-12 months in advance. To get notified of popular dates opening, make sure to sign up for emails!

Generally, the most popular winter dates are booked by the October prior.

We handle each request individually, as it’s not always something we can accommodate. In some cases, a cancellation fee may apply, especially if we’re given short notice of the date change. We highly encourage all guests to purchase travel insurance in case the unexpected happens that you’re covered financially.

Generally, no. Depending on the property and a variety of factors, we may entertain the idea but can’t make promises. Reach out with questions in advance and be prepared that we’ll ask a LOT of questions and a refundable damage deposit would apply. Cats are always a no as we’re severely allergic.

We think a clean house should smell like nothing at all! We don’t use any cleaners or detergents that are artificially fragranced. And definitely no plug in smelly things.

Yep. Similar to resorts and hotels, our properties have cameras on the exterior only. Absolutely no interior cameras, as that would be weird. We have better things to do than sit around and watch them! The cameras are to alert us if a guest is having an unauthorized party, in the event of an injury, and to help keep the house secure when vacant.

No smoking at all, ever, of any kind. No cigarettes, cigars, e-cigs, with tobacco or any other substance. If you have a smoker in your group, please keep looking as we’re not the right fit. We’re super sensitive to the smell, even transfer from clothes and skin. If you try to ignore or bend this rule, there’s a hefty deep cleaning fee.

No. Arizona statutes prevent vacation rentals from hosting events. We will not jeopardize our ability to operate. We recommend finding a licensed venue or restaurant.

The Oro Valley Aquatic Center has a splash pad for kids and an Olympic size lap pool. If you’re looking for something at a resort, check out ResortPass, which allows you to purchase a day pass to one of the many nearby resorts.

Yes! Once your booking is confirmed, we’ll send you a link to the digital guidebook. It has a curated list and map of our recommendations for things to do. They’ll also be posted in a frame inside the house.

They’ll also be posted in a frame inside the house. Generally, there’s very few restaurants that require a reservation, unless it’s a Saturday night during the winter months.

Tucson is very casual for our attire. Jeans are totally fine to wear most places - we only have a handful of restaurants where you may want to dress up nicer.

Traveling with the little ones in tow can already be challenging. Not having to travel with everything can help make things a bit easier for you, mama!
We recommend renting through Summer Brady at BabyQuip. Think of it like Airbnb for baby gear! We can coordinate with Summer in advance of your trip for drop off & set up.
the nitty gritty

While each property may have some additional and unique rules, here are our imperatives that apply to all properties:
Our rules are simple: take care of the property we’ve put a TON of effort into making perfect for you, our guests. We get it, rules are not exciting but they are necessary to protect our investment. Ignoring/violating these rules could result in immediate eviction without refund and incur additional fees.
DAY VISITORS: Please communicate with us if you'd like to have a day visitor; they must be cleared in advance as we need to know who is on the property from a liability perspective.
OVERNIGHT GUESTS: Guests staying the night must be declared in advance and on the reservation ($100 per person/night over the maximum guest limit for the respective house).
OUTDOOR QUIET HOURS: If you’re in the yard after 10pm that’s totally fine, just no music and keep voices down, as to not disturb neighbors.
PARTIES: No parties ever. Seriously. Our properties are in quiet neighborhoods and neighbors will alert us.
SMOKING OR VAPING: Just don’t. Inside or out, it doesn’t matter, its not allowed. Incurs a $500 fee to deep clean the house plus any direct damages.
PETS: We’re allergic and cannot host pets of any kind, no exceptions. $100 per day fee for violations.
CAMERAS: We have cameras on the exterior of the house. They are for your safety and the protection of our property; don’t tamper with them. We do NOT have any interior cameras as that would be weird.
DAMAGE/ISSUES: If anything is damaged or has any issues, please let us know ASAP so we can get it fixed.
TRIP INSURANCE: We highly recommend you purchase trip insurance so that if something happens that prevents you from traveling, you’re covered financially.
CLEANING: Tidy up after yourself as this is a home, not a hotel. The cleaning fee is for sanitizing, not messiness.
HOT TUB: If the water is cloudy or has other junk in it that requires it to be emptied and refilled, a $150 charge will apply.

First, we recommend that all guests purchase 'cancel for any reason' travel insurance at the time of booking. Pandemic aside, there are other things that could come up and it's a smart thing to have insurance in place if there are financial concerns.
Second, as of January 2021, any COVID-related cancellations are no longer covered as part of any cancellation policy. We're years into the pandemic and this is no longer a surprise. It is a known possibility that a person can be affected and impact their travel plans.
Should you choose to cancel your trip, our cancellation policy is what was in place on our direct booking/Airbnb/VRBO/Houfy listing at the time of your booking.
Cancellations are hard on us too, as we are not a hotel with many rooms and big margins. Last-minute cancellations can impact our ability to pay the people we employ. As such, we ask that if you do need to cancel to process it as soon as possible to open up the calendar and increase our chances of getting rebooked. In some cases we may be able to provide a partial refund based on the nightly rate paid by a guest booking the same dates, so the more advance notice, the better.

While we think our rules are common sense and easy to follow, but for those that like to live on the edge by breaking rules, we’ll end their reservation early with no refund and ask them to leave. Really, don’t be that guy (or gal).

Check in is from 3 - 11 pm on the day of arrival. Please be aware of the 11 pm cut off when booking flights; we are strict on this time frame. Check out is by 11 am on the day of your departure.

Early check in or late check out is occasionally available and depending on how early/late, there may be an additional fee. To guarantee early or later times, book an extra day so you don’t have to rush!

No, we do not offer baggage drop off. We can’t be responsible for your stuff, especially if you reservation hasn’t actually started. We’ll let you know when the house is ready.
